It was completed and first occupied on April 1, 2005, by the current owners, who have resided there continuously since then. It is one unit of four, located in two double-unit townhomes in the second phase of Arroyo Sienna Townhomes. The HOA for Arroyo Sienna Townhomes maintains Arroyo Sienna Drive and other external features of the townhomes. This unit is oriented along a Northeast axis, with the downstairs patio and upstairs balcony at the rear of the unit facing the Crimson Cliffs of the Munds Mountain Wilderness. The rear boundary of the property abuts the Wilderness Area. This marvelous, unblockable view produces striking vistas of "Alpenglow" sunsets reflected from the Crimson Cliffs, in addition to other seasonal variations. The following features are unique to this home in that many are not duplicated on other units in the complex. 1) A water softener for the entire interior water supply was added in 2020. 2) A reverse osmosis unit for drinking water was added to the kitchen sink in 2020. Power generated by this array is sold back to Arizona Power to reduce the net charge for power usage from the grid by the owners. 7) All floors on the ground level are tile, selected by the original owners. The stairs are carpeted. 8) All interior lighting, including the garage and storage room off the garage, is by LED bulbs or fixtures. The LED lighting in the garage and storage room replaced the original fluorescents in 2020. The overhead lights in the garage are dimmable. 9) A heat pump was installed at time of solar system. The original natural gas furnace was then converted to a backup for the heat pump. 10) A 3-person Sundance spa, located on the balcony outside the master bathroom on the second floor, was installed when the home was built. This allows for direct access to the spa through a door connecting to the balcony. 11) An additional interior storage area, accessed from inside the garage. This feature uses the space under the stairs as interior storage. 12) The Garage floor has been coated (2021) with a durable protective finish, providing a more attractive appearance and making the floor easier to clean. 13) In addition to the patio, outside the first floor in the rear, there is a smaller, patio on a lower level, suitable for accommodating outdoor furniture closer to Nature. 14) The unit is wired with four ethernet outlets: two on each level. On the first floor, one outlet is on an interior wall opposite the downstairs toilet, and the other exits the wall inside the entertainment storage unit described below. On the second floor, there is one outlet in each bedroom. The ethernet cables terminate in a panel located in the closet located off the foyer. 15) There are two speakers in the middle of the ceiling of the lower level, connected to wired connections in the speaker-cloth-covered unit to the left of the fireplace. Wiring is in place for speakers for a 5-speaker home theatre system. Also, there is wiring in place for a TV over the mantel of the fireplace and for 2 speakers on the ceiling of the balcony outside the master bedroom. 16) At the left (facing) of the fireplace, surrounding the window, a two-tier bookcase above a lower storage unit has been constructed with doors covered by speaker-cloth. This space was created to contain audio equipment and provide storage for media. There is also an ethernet connection exiting the wall adjacent to the fireplace. 17) A heat-resistant metal mantel has been added above the fireplace in order that a television can be mounted above it and protected from the heat generated when the fireplace is in use. This has been in place for three years and works fine with a large-screen TV. 18) The guest bedroom was designed as a study, with a two-tower storage unit -- one on either side of a central workspace for a desktop computer. This can be adapted for other uses. 19) The unit has a built-in security alarm system, monitored by Wired-Up Systems in Cottonwood. 20) Plumbed for Central Vac, but not installed. 21) Heavy-duty ("bullet-proof") Security Screen Door at entry.
